HGHI succeeded in winning two new office tenants at once for their project Geschäftszentrum Mariendorfer Damm in the district Berlin-Mariendorf (Mariendorfer Damm 292-298, 12107 Berlin), which was completed in June 2020: bintec elmeg GmbH, provider for communication solutions, and the construction company Fischbach Gruppe. “There is a sustained demand for office spaces in the capital. The closing of Airport Tegel in the north of Berlin and the opening of the new airport in the capital in Schönefeld, federal state of Brandenburg, brought along some structural changes regarding the office market geography. The south of Berlin and thereby the district Berlin-Mariendorf, in which our project Geschäftszentrum Mariendorfer Damm is located, has developed into an attractive location for offices – especially due to its excellent infrastructure connection. As our modern office spaces at the business center are equipped with high-quality furnishings in the floors 1-3, we are seeing continued high demand. This shows that our project, located in the attractive outskirts of the city, perfectly match the spirit of the times”,

says Harald Gerome Huth, owner and Managing Director of HGHI Holding GmbH.

On a total area of 24.000 sqm in the popular district of Berlin Tempelhof-Schöneberg (Mariendorf) HGHI Holding GmbH has modernised and extended an existing retail center right next to the horse racecourse (Trabrennbahn) into an attractive business center, combining retail and office space. Completed in the second quarter of 2020, the ground floor of the HGHI project Geschäftszentrum Mariendorfer Damm comprises 7.000 sqm with varied use concepts including retail, service and restaurants. A total of 9.000 sqm of office space is located on the upper floors 1-3 of the building. A special highlight of the office area is the green rooftop garden in the first floor, which serves as an attractive reception for guests as well as a relaxation oasis for the office tenants.

Due to its numerous green areas the quiet district of Mariendorf in the south of Berlin is a much sought-after residential and office area. In addition to also having an excellent infrastructural connection to the transport network of Berlin: the motorway A10 (southern Berlin Ring) can be reached via the B96 (Bundesstraße), as well as the motorway A100 (Stadtautobahn) located in the north. Potsdamer Platz or Berlin central station can quickly be reached in only 30 minutes driving. Numerous car parking spaces are located in close proximity to the building. Furthermore, the business center is optimally connected to the public transport. Several bus lines have their stop right in front of the building and the metro station Alt-Mariendorf as well as the railway station Marienfelde are located within the immediate vicinity. The revitalisation and the development of the retail center contributes to a significant enhancement of the attractiveness of the entire district.
